Updating your listing





Images

To add photos to your listing, you need to log in to TakeABreak, click on Listings at the top left then click on Images on the left hand menu. If you have more than one property select the property using the pull-down menu at the top of the page.

1. Click 'Browse' and this will show you files saved on your computer.
2. Search for and select the photo you wish to add and click OK (make sure the photo is of type JPEG or GIF).
3. Add a caption if you wish (eg view from verandah).
4. Click 'Add image'.
Depending on your internet connection, and the size of the photo, this can take a little while. The page should re-load showing a small version (thumbnail) of your photo.

Some more detailed notes are shown on the right hand side of the images page for your information.

Property Map

To fix your map, please log in, click on Listings at the top left then click on Details under Property on the left hand menu.Scroll down the page to a few lines from the bottom where you'll see a heading on the left 'Google map'. Click on the link 'Update your map'. This will bring up a window showing the map. Then drag the pin icon to the right location.

You may need to retype the address and click 'find' to search again. Make sure that you have the 'correct' address in your listing, e.g. the real name of the road, not the common name, can not include corner of this road and that and the exact suburb you are in.

If the map is way off you may need to zoom out then move the map to the right place then zoom in again so your property location is correct and clear.

Alternatively you can upload your own location map on the details page which will be shown when a visitor clicks on the map link instead of the Google map.

Bedrooms, Bathrooms and maximum occupancy

E.g. Up to 7 people, 3 bedrooms, 3 bathrooms
This infomormation tells the guest up front on the summary page and on your listing whether your property is likely to suit them. Make sure that this information is up to date and accurate to save you getting enquiries that you could never accommodate and the enquirer getting frustrated. This information can be updated from the property Details item on the Listings menu. Simply scroll down under your contact details and response time and you will see where you can update this information.

Property descriptions - sell your property!

These consist of several sections.

Property details sub-heading - this shows above the address on the property details page, keep this short and to the point, remember it's a heading.
E.g. Beautiful accommodation at the junction to everywhere in Tasmania's south.

Summary - This needs to be a brief description that really sells your property. This shows in the results page which should make people want to click to read more, it also shows at the top of your listing and at the bottom of your responses.

Details - This is the body of the text on your listing which needs to convince the guests that they want to stay at your property, you need to tell them what makes your property fantastic, talk to them about what facilites you offer in a conversational way that will enagage them.

Sleeping configuration - This is almost the most important part of your listing after rates. You need to let your guest know the number of rooms, how many beds in each, what size the beds are, what bedding and linen are provided, whether they have to bring their own and any charges that may apply for this service. You can also talk about what configurations would be suitable in regard to couples, families and friends sharing the accommodation. The more information to help them make a decision the better, don't be skimpy you have 1024 characters. That's nearly twice as much as this paragraph!

Testimonials - You can use this section to enter comments made by guests from your guest book or similar. This will be show in italics on your listing to stand out. Guest reviews by guest whi have booked and stayed through TakeABreak will be shown under Guest Reviews in the blue panel on the right of your page. Find out more on inviting your guests to comment.

Locality and Property - These are 2 extra descroption fields that you can rename to include further information on your property, more testimonials, information on local festivals, a local attraction, the possibilities are endless! The default names are property and locality encouraging you to provide more information on the history of the property, things to do in the local area, insider's knowledge, it's up to you. If you leave these fields blank they will not show on your listing.

Property Type

There are 8 property type categories including Apartments, B&B / In home, Budget, Caravan Parks, Health / Lifestyle, Holiday House / Self Contained, Hotels and Motels and On the Move.You can tick all of the types that apply to your property and these will be shown as text on your listing. When enquiries search for specific property types yours will be included for all that apply.

Rates

To update your rates, login and click on the Rates link at the top right. Select "No Rates", and a green + icon will appear. Click on the green + icon to add in rates. You do not have to enter the dates when setting up the base rates.

Once your Base rate is set up you can then add seasonal rates. Click on the room (above the Base rate) and you will see a plus + sign, click on that to add a seasonal rate - you can name it anything you want and enter any date range along with specific prices, save that and then click on the room and the plus + sign again to add more seasonal rates.

In addition, you still have the ability to have a free-form text description for rates, if you Click on the Rates link and then double-click on your property name and a pop-up box will come up which has your text rates description in it which you can modify and save.

Deals

This a great way to get your customers attention and convince them to book with you, with the information shown in bold on your listing and your property included when potential customers search for great accommodation deals. Remember guests are looking for that something extra and value for money, be creative. Why not team up with a local tourist attraction provider or similar?

To enter a special deal on your listing;
1. Log into your account at https://www.takeabreak.com.au/manage/Listings.aspx
3. Click on Deals under Property
4. Enter your specials and valid date and click OK to save.
